GTA Online Bunker Guide: Cost, Best Location and Payouts

Every bunker produces the same stock, so the $1.2 million between the cheapest and dearest buys drive time, not money; the math behind Chumash and the 51-project research grind.

A GTA Online bunker costs $1,165,000 to $2,375,000 for the property, up to $4,070,000 fully upgraded. A full 100-unit stock sells for $500,000 in Blaine County or $750,000 in Los Santos with no upgrades, rising to $700,000 / $1,050,000 with the Equipment and Staff upgrades. Chumash is the usual pick because it is closest to the city; Paleto Forest is free with the Criminal Enterprise Starter Pack.

This is the property side of Gunrunning, the same business our Gunrunning bonuses guide covered when Rockstar gave away the Grapeseed bunker. Prices and production numbers below come from the community-run GTA Wiki (Bunkers, Disruption Logistics and Research pages), which tracks Rockstar’s Maze Bank Foreclosures listings; the sale and production figures are the wiki’s, not Rockstar’s, so treat them as the best available documentation rather than an official table. For where a bunker sits in the money ladder, see Cayo Perico payouts and Vehicle Cargo payouts. Owning a bunker also unlocks the Sporting Goods line in a nightclub warehouse.

GTA Online bunker locations and prices

There are 11 bunkers, bought from Maze Bank Foreclosures after Agent 14 calls. Bunkers cannot be sold; you can relocate, and only some contents transfer. Prices as listed on the wiki:

Every bunker produces identically, so the price difference buys location, not output. The upgrades on top: Personal Quarters $265,000, Shooting Range $740,000 (black) or $845,000 (white), Gun Locker $175,000, a Caddy for $85,000 or $120,000, and bunker styles at $175,000 (default), $215,000 or $290,000. That is where the $4,070,000 top-end figure comes from.

Which bunker location is best

The wiki’s own reasoning is the one most players use: selling in Los Santos always pays 50% more, so “Bunkers close to the city will have less travel time when selling stock.” By that logic Chumash ($1,650,000) is the pick: it is on the coast road just north-west of the city, and it is the location the wiki uses for its own return-on-investment example. Farmhouse is the closest desert option to the eastern city approaches but costs $725,000 more.

If your budget is the constraint, Paleto Forest is the cheapest and is free with the Starter Pack, but it is the furthest from Los Santos, so the 50% city bonus costs you the longest drive. Grapeseed sits between the two on both price and distance, which is why Rockstar’s free-bunker promotion in September felt generous rather than a trap.

Bunker payouts: how much a full stock sells for

Production numbers from the wiki’s Disruption Logistics page, with staff assigned to manufacturing only. A bunker holds 100 units of stock and 100 units of supplies.

Two costs eat into that. A full supply bar bought from the laptop is $75,000 and, without upgrades, only yields 10 units ($50,000 in Blaine County), which is why the wiki flatly says buying supplies is “not viable” until you have the Equipment upgrade; with both upgrades one bought bar makes 20 units worth $140,000 locally or $210,000 in the city. Stealing supplies is free but takes missions. There is also a $4,500 utility fee every in-game day (48 real minutes). The wiki’s optimal hourly figure with both upgrades and bought supplies is about $57,857 per hour selling to Los Santos, and its worked example puts a fully upgraded Chumash bunker at roughly 59 hours to pay itself back.

Large sales need more than one vehicle. Smaller stocks can be sold solo; a full 100-unit sale often spawns several delivery vehicles with a time limit, so sell in partial batches if you play alone.

Bunker research: 51 projects and the fast-track cost

Research is the other reason to own a bunker. Staff assigned to research consume supplies to unlock 51 projects, chosen at random, that add weaponized-vehicle modifications and Mk II weapon upgrades to your workshop menus. Assigning staff to research alone halves the time versus splitting them. A Fast-track option finishes the current project immediately for $225,000 at 0–20% progress, $180,000 at 21–40%, $135,000 at 41–60%, $90,000 at 61–80% and $45,000 above 80%.

Since The Criminal Enterprises update you can also call Agent 14 for a Bunker Research mission, which pays $10,000 and 16.66% research progress on completion. Once all 51 projects are done, the research option disappears from the laptop for good.

GTA Online bunker services at PandaPlay

A fully upgraded bunker is about $3.4 million before research, and the research itself is 51 random projects at up to $225,000 each to skip. If you want the workshop unlocks without the wait, or the cash to buy the bunker outright, these are the services we run for GTA Online.

Frequently asked questions

How much does a bunker cost in GTA Online?
$1,165,000 (Paleto Forest) to $2,375,000 (Farmhouse) for the property, up to $4,070,000 with every cosmetic and business upgrade.

Which bunker is best?
Chumash for most players, because it is the cheapest location close to Los Santos, where stock sells for 50% more. Paleto Forest is free with the Starter Pack but furthest away.

How much money does a bunker make?
Up to $1,050,000 per full stock in Los Santos with both upgrades, about 11 hours 40 minutes of production. The wiki’s optimal figure is roughly $57,857 per hour after supply costs.

Should I buy or steal supplies?
Buy only after the Equipment upgrade; without it a $75,000 supply bar is worth $50,000 of stock. Stealing is always profitable but slower.

Can I sell my bunker?
No. You can only relocate to another bunker location.

How long does bunker research take?
Not confirmed per project. There are 51 projects; each takes hours and consumes supplies, and Fast-track skips one for $45,000 to $225,000 depending on progress.
